Every project has a story, and this one tested everyone on our team. What started as a beautiful lakefront property came with a long list of challenges hiding beneath the surface. Environmental restrictions, wetland buffers, septic setbacks, and a recent boundary line adjustment left very little room for error. By the time all the pieces were accounted for, fitting a home on the site became a matter of careful planning, coordination, and precision.
Today, it’s hard to see any of those challenges. That’s exactly what makes this project special.

Building Inside a Tight Envelope
As challenging as the environmental requirements were, the biggest obstacle was simply finding enough room to fit the home.
A previous boundary line adjustment stemming from a property line dispute had significantly reduced the buildable area of the site. At the same time, a wetland buffer limited development on one side of the property, while the size of the new septic system restricted it on the other. By the time all setbacks, buffers, and site requirements were mapped out, the available building envelope had become surprisingly small. We literally had inches to spare to get the client’s preferred home built.
Projects like this are where experience matters. Our team worked closely with the surveyors, a biologist, and an engineer to evaluate every available inch of the property and develop a layout that satisfied all applicable requirements while still delivering a functional homesite.
Seeing the finished home in place today makes it hard to imagine just how much coordination and problem-solving went into making it all work.
